Job Description:

Duties/Responsibilities:

  • Manages the Maintenance Department and all related functions of the hospital, which includes leadershipresponsibilities of admin support staff, trade personnel.

  • Manage day to day activities of Facilities and Maintenance in accordance with Hospital policies, procedures and SEIU union contract: which includes Mechanical, Electrical, Plumbing (MEP) systems, HVAC, High Pressure Plant, Carpentry, Locksmith, Painting, General Maintenance, and In-House Construction.

  • Provides Project Management, including direction, supervision, and coordination of activities of the Maintenance Department trades and outside contracted vendors.

  • Provides superior customer service to internal and external clients, customers, and patients as referenced in the Code of Conduct.

  • Assists in managing the operations of the department within the approved budget and for providing reports of budgetary performance to Senior Director.

  • Works collaboratively with Fiscal, Accounts Payable, and Purchasing to manage contracts and make timely payments to vendors, contractors and consultants within hospital standards.

  • Provides ongoing management and support to ensure that all facilities related aspects of regulatory and accreditation standards are met and addressed at the highest level of quality.  Conducts annual reporting and filing functions as needed (OHSA, DEP, EPA, TIER II, GHG, etc)

  • Assists in managing the life safety and utilities management plans and programs within JCAHO Environment of Care (EOC) Program, to ensure that all standards are met.  Assists in managing the hospital’s JCAHO Statement of Conditions (SOC’s) to ensure that all life safety deficiencies are identified and corrected through plans of improvement as committed to JCAHO.

  • Recommend modifications in materials, methods, and equipment to improve efficiency and reduce costs.  Provides input in develop and implement methods to assure projects are completed within approved budgets and on time.

  • Assists in directing the operation of the Maintenance Departments automated work order system (Grand PM) for the scheduling and documentation of necessary corrective and preventative maintenance services.

  • Assists in providing comprehensive reports to administration and the EOC Committee regarding corrective and preventative maintenance activities and significant utility incidents.

  • Directs activities related to the timely and accurate entry of payroll information to ensure that the hospital automated payroll system (KRONOS) is utilized to its full capacity.

  • Ensure that hospital policies are preserved by providing guidance and counsel to maintenance staff and leadership on matters concerning the collective bargaining unit.

  • Assists to develop and manage activities to ensure the infrastructure deficiencies are identified and corrective actions are implemented. 

  • Manage the record keeping of waste water readings and ensure compliance with DEP.

  • Represents the department on committee’s and work groups as needed.

  • Acts as training and mentor with staff as needed.  Conducts On-Boarding and New Hire Departmental Orientation

Education/Experience Required:

  • H.S. Diploma or G.E.D. required; Bachelor’s degree preferred
  • Minimum of 3 years supervisory/management experience required
  • Minimum of 5 years in Construction and/or Maintenance related fields required. Healthcare        environment experience and strong HVAC knowledge required
  • Experience in applying healthcare codes and standards, including; NFPA, OSHA, JCAHO, DEP, MWRA, DPH.
  • Strong computer and IT systems knowledge and working skills.  CCAD experience preferred

Registration/Certification:

  • Construction Supervisors License preferred

Physical/Environmental Requirements

This job requires frequent bending, carrying, pulling, pushing, reaching, standing, stooping, walking and lifting over 10 lbs. There will be occasional need for climbing stairs, lifting in excess of 50 – 100 lbs and sitting. Constant use of hearing, sight and speech. Frequent use of smell and touch. Frequent keyboard and telephone use. Constant concentration and problem solving.
